Planning conditions for this project stipulated that the superstructure of the development needed to demonstrate a 19% reduction in CO2 emissions over that necessary to meet the requirements of the 2013 Building Regulations.
To achieve this a “Fabric First” approach was adopted switching from a traditional load bearing masonry structure to a hot rolled steel frame with heavily insulated external walls.
This structure-led solution also accelerated the build programme leading to a water tight structure much earlier that would have been possible otherwise.
