These are items that may affect the form and layout of the development or elements that could affect build cost and land value.
Our due diligence reports would typically review the following items;
● Historical information provided by the site vendor.
● The information available on previous planning applications.
● Ground conditions from published geological records or ground investigation if available.
● Flood zoning and risk of surface water flooding
● Obtain sewer records and submit a pre-development enquiry
● Review requirements of LLFA
● Preliminary check for Unexploded Ordnance (UXO)
Following this, we can also undertake initial structural appraisals of schemes for buildability, providing concept design information for cost-planning purposes.
These concept schemes can also be factored into BREEAM submissions and Lifecycle Carbon Assessments, helping to achieve often overlooked credits in the Material selection category.
